Turnkey Fit-Out, Explained
“Turnkey” is one of the most used — and least examined — words in Dubai’s interior industry. It promises simplicity: hand over the keys to an empty space, receive the keys to a finished one. But what actually happens in between determines whether the promise holds.
What turnkey covers
A genuine turnkey fit-out takes the space from shell to completion under one accountable scope: interior partitions, ceiling systems, flooring, wall finishes, joinery, lighting, MEP coordination, decorative finishes, furniture installation and final detailing. One team carries the design intent through every one of those layers.

Why it suits Dubai
Dubai moves fast, and commercial timelines are unforgiving. Turnkey delivery compresses the distance between decision and result: no handoffs between designer and contractor, no translation losses, no disputes about whose drawing was right. When the people who detailed the joinery are the people installing it, the finished space matches the vision.
What to ask a fit-out partner
Three questions reveal everything: Who holds single accountability for the finished result? How is MEP coordinated with the design — in-house or subcontracted? And what does their snagging and handover process actually look like? The answers tell you whether “turnkey” is a delivery model or a marketing word.
Done properly, turnkey is the shortest distance between an idea and a working interior. Done loosely, it is just a word on a proposal. Know the difference before you sign.
